While many people feel that integrity and value are the best cases for opting for a new home, some are unsure whether a custom-built or “spec” home would best meet their needs.

In this article, we’ll take a closer look at the differences between custom and spec homes, talking in brief about the pros and cons of each.

To begin with, let’s define our terms. While used commonly enough in the real estate industry, “spec” is not a term many of our homebuyers have heard before, so if you’re unsure what it means, you’re certainly not alone! A “spec” home is a home constructed by a homebuilder, who is speculating that a buyer will want the home that they have built. Also called “move-in ready” or “inventory” homes, spec homes are generally completed at or just prior to the time of purchase, meaning that buyers can move in as soon as their purchase process is complete.

Custom-built homes, on the other hand, are built with the extensive involvement of the home buyer, who will generally complete the home purchase, then have a wait of up to six months before they can move into their new home. Like a spec home, custom-built homes offered by builders in most developments are based upon a pool of pre-selected floor plans, fashioned to the style and physical dimensions of the community and its land lots. Unlike a spec home, construction on these homes is only begun once a buyer is in place.

Custom-built homes are ideal for buyers who have a strong sense of what they want, and aren’t afraid to invest both time and money (often in large amounts) to get a home built to their exact specifications. Working with a builder, custom buyers can often adapt floor plans to their specific needs (choosing to include optional bedrooms or special amenities such as lofts or fireplaces), and can make detailed choices about décor such as cabinetry, flooring, paint color and façade details. The amount of work, and often frustration, in building a custom home can be huge; and not being able to “see” a finalized product can make it difficult for some buyers to envision the end result, leaving many disappointed when they see the final home.

Spec homes, on the other hand, are optimal for many families, who often want the convenience of a readily-available home, along with the lower cost of builder-selected interior upgrades. The “pro” with a spec home is experience. Builders specializing in move-in ready homes know exactly what their customers want—most have been building for years if not decades—and sales over time have taught them clearly what upgrades and features customers are most drawn to. By constructing homes with these most popular features included, builders are able to pool costs to save buyers money, while still giving them the home of their dreams. And unlike custom homes, buyers of spec homes can see the actual home they will be buying, ensuring that they’re getting exactly what they want.

Homebuyers researching mortgage costs are bound to be pleasantly surprised, thanks to interest rates that have been falling steadily for the past seven weeks.

With 30-year fixed mortgage rates dropping to an average 4.5 percent over the past week, financing a home purchase has never looked more affordable.

As one of the main pillars of home affordability, this recent decline in mortgage interest rates means that borrowing costs for first-time and repeat homebuyers is at an all-time high. In fact, recent research from the online real-estate firm Trulia.com showed that it is actually more affordable to purchase a home than it is to rent in 78 percent of America’s major cities. This affordability has been helped enormously by rising rents and the continued drop in mortgage rates.

Texas had a stellar showing in Trulia’s research findings, with five of the state’s major metropolises landing in the nation’s 25 most affordable locales. The most affordable Texas city, Arlington, placed third on the list, and was followed by San Antonio at #11, El Paso at #12, Houston at #13, and Dallas at #16. Of course, those standings come as no surprise to us at LGI Homes, since we’ve been building quality and affordable homes in San Antonio, Dallas and Houston for years. And it’s also no surprise that we’ve recently begun following the affordability to Phoenix, Arizona, site of our soon-to-be announced newest community, and #2 on the national affordability list.

Jay Brown, president of Greater Fort Worth Home Builders’ Association, recently addressed the pros and cons of purchasing new homes, as opposed to opting for a resale. In addition to the obvious advantages of new homes’

energy-efficiency, contemporary floor plans and master suites, and the ability to select appliances and flooring, there are other, less obvious reasons to go with a new home builder.

Brown says that today’s builders, particularly Texas home builders, “are responding to home buyer preferences for outdoor living and entertaining. Buying a new home allows buyers to create the home decor from the very beginning, Brown says, “without the time and expense of removing wallpaper, popcorn ceilings or dated paint colors. Additionally, you don’t have to worry about working with overgrown shrubbery or unimaginative landscaping.”

Brown also points out that new homes are designed to accommodate modern technology in a way homes built even just five years ago couldn’t imagine. “New homes are wired or pre-wired to accommodate the latest in high-definition televisions, home theatres, DVRs, computers and other technology-related devices and applications,” he explains. “Many older homes are simply not equipped to handle the different electrical requirements of today’s (and tomorrow’s) technology.”

Buying a Home is The American Dream

A new poll by the Allstate insurance company and the National Journal finds that despite the recent real-estate market crash, the majority of Americans remains bullish on homeownership and believe buying a house is an integral part of the American dream.

The eighth quarterly Allstate-National Journal Heartland Monitor Poll shows that almost nine out of 10 homeowners say they would buy their homes again—even among those whose homes had decreased in value over the last few years.

While the stagnant economy and credit crunch has made securing home loans more difficult, three-fourths of respondents believe it is still possible for average citizens to achieve the American Dream, which the poll defined as the ability to advance as far as an individual’s talents will take them and to live a “better life” than their parents did. Nearly 60 percent of those polled said they currently are living the American Dream, and respondents identified owning their own home as one of the most critical parts of that dream, second only to raising a family.

Thomas J. Wilson, Allstate chairman, president and chief executive officer calls owning a home “the bedrock of the American Dream – even as incomes are down, jobs are scarce and families struggle to make ends meet. Homeownership is viewed positively by the vast majority of Americans as both a place to raise a family and a sound investment. As a result, financial institutions and the government must work together to ensure that those who can afford their homes stay in them and this opportunity remains a viable alternative for all Americans.”

Ronald Brownstein, editorial director of National Journal Group adds: “Homeownership retains a powerful, almost tidal, grip on the American imagination. Even the economic experiences of the last several years don’t seem to have dimmed the yearning for ownership. But we do see that the public is much more ambivalent about whether the nation’s focus on expanding homeownership is a good thing for the country overall, with even the traditionally sacred cow of the mortgage tax deduction raising questions.”

Interestingly, three-fourths of homeowners said they have not benefited from any federal program to promote ownership. However, 71 percent of those same owners acknowledged they take the mortgage interest deduction on their taxes, indicating they don’t see that provision as coming from the government.
